RYAN MILLSAP
FOUNDER AND CEO

Ryan Millsap is the Founder and CEO of Irinda Capital Management, LLC (also referred to as “ICM”). Ryan’s daily responsibilities include capital sourcing, business strategy, economic trend analysis, and sourcing and structuring of new investments. He has extensive experience in multifamily operations, multifamily acquisition/ rehabilitation, real estate finance and investment, entrepreneurial land development, private placement equity, and publicly traded debt and equity markets.

Ryan has played a principal level role in the acquisition of more than $1.2B in real estate assets, including more than 12,000 apartments in cities across the nation from Savannah to Los Angeles. Since 2008, he has helped the company acquire approximately $630MM in real estate assets, primarily via arranging joint venture arrangements with several prominent pension fund advisors, University Endowments and a publicly traded REIT.

Ryan frequently speaks on expert panels at real estate and private equity industry events in Southern California and New York including those hosted by the Investment Management Network, and the Graduate Real Estate Association of the University of Southern California (USC). Ryan holds a Master of Real Estate Development degree from the University of Southern California and a Bachelor of Arts degree in Philosophy and Literature from Biola University. He spent one year of his undergraduate education as a visiting student in Philosophy and Literature at Oxford University in England. He is a licensed California Real Estate Broker and a member of the USC LUSK Center for Real Estate Alumni Association. He is also currently an Adjunct Professor of Real Estate at the University of Southern California where he teaches two separate courses, one each semester at the graduate and undergraduate level. He has been very involved in a continued development of the real estate curriculum at USC and teaches the capstone case study class for seniors entitled "Advanced Real Estate Investment and Finance".

JAY BURNS
MANAGING PRINCIPAL

Jay Burns is a Managing Principal at ICM and oversees all of the firm acquisition efforts. Jay’s responsibilities focus primarily on identifying acquisition opportunities and negotiating transactions. Prior to joining ICM, Jay was a Principal at Aslan Realty Group, and prior to that the Senior VP of Acquisitions at Lyon Capital Ventures. During his tenures with Aslan and Lyon, he was responsible for the acquisition and disposition of over $2B in multifamily assets in various markets throughout the United States. His experience includes 20 years of acquisitions and dispositions in Northern and Southern California and seven years of sourcing and managing deals in the southeast. He has acquired more than 30,000 units across the United States sunbelt.

Throughout his 25-year career in the real estate industry, he has almost exclusively been involved with the acquisition and disposition of real estate. To date, Jay’s transactional volume in all real estate asset classes exceeds $4B. During a six-year period in the 1990’s, he managed a team that provided valuation, marketing, negotiation and closing of over 800 transactions. Jay graduated with a Bachelor of Science degree in Business Administration from California State University, Fullerton.

Matthew Pavlovich
PRINCIPAL AND DIRECTOR OF FINANCE AND OPERATIONS

Matthew Pavlovich is a Principal and Director of Finance and Operations at ICM. Matt is responsible for analyzing, financing and sourcing equity for new acquisitions, managing dispositions, investor reporting and asset management. Since 2009, Matt has been involved in all activities of the acquisition of approximately $630,000,000 of commercial real estate consisting of over 6,500 apartment units and 269,000 SF of commercial property.

Chris Panos
DIRECTOR OF INSTITUTIONAL SERVICIES

Chris Panos is the Director of Institutional Investment at ICM, and is focused on the institutional aspects of Irinda’s multifamily strategy, fund strategy, and institutional marketing. He has extensive fund experience, including seven years with Fundamental Investment Advisors, a long/short equity fund, where he was founder and managing principal. Previously, he was a member and trader at the Chicago Board of Trade for 13 years. Mr. Panos graduated from Indiana University with a B.A. in English and Economics and holds an MBA from the University of Chicago’s Booth School of Business.

SCOTT BROSS
GENERAL COUNSEL

Scott is the General Counsel at ICM. His responsibilities include commercial and transactional management for the company. Also, Scott oversees issues relating to capital structuring, sourcing and acquisitions. Prior to joining ICM, Scott was a corporate attorney with Yamaha Motor Corporation, U.S.A. in Cypress, CA. His responsibilities included significant transactional and commercial matters, as well as general commercial litigation management, with a primary focus on balancing company risk with corporate strategy. Scott’s scope of work involved overseeing company-wide corporate issues, from contract negotiation, to formation of corporate sponsorships, as well as general commercial litigation management.

Scott graduated from Duke University with a Bachelor of Arts in both Economics and Sociology, and holds both a JD and MBA from Pepperdine University. Scott is an active member of the California Bar Association, the Maryland Bar Association, and the District of Columbia Bar Association.

Bri McMillin
EXECUTIVE ASSISTANT

Brianna is the Executive Assistant to Ryan Millsap, CEO of Irinda Capital Management where she is responsible for providing a variety of responsible, complex and confidential administrative, secretarial, analytical and research duties.

Brianna is a Graduate of Kennesaw State University where she earned her degree in communication with a concentration in Public Relations.

Carol Cicero
GROUP VICE PRESIDENT - PROPERTY OPERATIONS

Carol Cicero brings more than 25 years of residential and property management experience to her role as Group V.P. @ RAM. In her current role, Carol supervises property managers, handles market analysis, financial reporting and preparation; and oversees promotional marketing efforts for all Irinda multifamily properties in the southeastern United States. In addition, she works closely with design teams and the Principals for renovation and leasing strategies. Prior to joining ACM in 2013, Carol served as an Area Vice President for RAM Partners. Before this she worked with a privately owned management/realty company. Her experience includes management of stabilized, rehab and new-construction properties located in Louisiana, Florida, Texas, Georgia, Tennessee, and Pennsylvania. Carol is an Accredited Residential Manager (ARM®), having earned the designation in 1986. She has been recognized with numerous awards and recognitions during her tenure with RAM. Carol currently serves on the Board of Directors of the Atlanta Apartment Association and is an active member of the National Apartment Association.
